A global workplace partnership built over almost two decadesÂ
Spanning almost two decades, AIS has supported the client across an extensive global portfolio, building a detailed understanding of its operational requirements and establishing consistent workplace standards that can be adapted across locations.Â
Since 2016, that relationship has expanded to support the management and delivery of the client’s global portfolio expansion strategy. Working closely with its in-house corporate real estate team, AIS has helped shape workplace and real estate strategy, manage portfolio change and deliver projects across Europe and Asia Pacific.Â
The work extends beyond workplace design and construction. From consolidation, office closures and exit planning to change management, refurbishment and technology integration, each project responds to a different business need while drawing on knowledge accumulated across the wider portfolio.Â
That continuity has created a more joined-up approach to workplace delivery: combining global consistency with the local expertise needed to respond to different buildings, cultures and ways of working.Â

Our work with the client in London has evolved alongside the organisation itself.Â
In 2021, the challenge at Canary Wharf was to bring three businesses together under one roof following an acquisition. Workplace strategy helped AIS understand the needs and cultures of each organisation before shaping a 36,500 sq ft headquarters around mobility, collaboration and shared experience.Â
Moving away from a predominantly fixed-desk environment created space for focused work, informal meetings, project work and a large café, while change management supported previously separate teams in coming together within a shared workplace.Â
Four years later, the move to the JJ Mack Building in Farringdon marked the next stage in that journey. Workplace analysis revealed high demand for meetings and interaction, shaping a 23,500 sq ft environment with more meeting, collaboration and social settings alongside quieter spaces for focused work.Â
With multiple entities sharing the workplace, AIS also worked with the client to develop new brand standards and a more cohesive visual language. A dedicated client experience room and multifunctional event space support presentations, events and larger gatherings, while existing furniture was retained and integrated wherever possible.Â
Set within the BREEAM Excellent, NABERS-rated JJ Mack Building, the workplace reflects how the client’s needs have progressed: from bringing businesses together to creating a connected and adaptable environment shaped around how people now work and interact.
Turning portfolio change into workplace opportunityÂ
Frankfurt presented a significant workplace and organisational challenge: consolidating three separate offices into one while introducing a more agile way of working to teams that had never previously shared the same workplace.Â
Building on an earlier project in Berlin, AIS worked closely with the client to develop a data-led workplace strategy for the 26,479 sq ft office. Change management was central to the process, helping address employee concerns around agile working, access to meeting space and the practical realities of bringing different teams together.Â
The workplace balances efficiency with choice. Meeting rooms accommodating between two and 22 people sit alongside dedicated focus booths, a front-of-house client area and technology-enabled settings that allow employees to choose where and how they work.Â
At its centre, an all-staff community hub creates a shared destination for lunches, informal meetings and town halls. Together with a streamlined booking system for meeting spaces, the new environment provided the infrastructure needed to support both a smaller footprint and a significant cultural shift, creating a workplace designed around connection rather than simply occupation.Â
Global standards, delivered with local expertiseÂ
Across Asia Pacific, AIS has partnered with the client to deliver workplace projects in Hong Kong, Singapore, Bangkok, Taipei, Manila, Gurgaon and Hyderabad, bringing consistency to a diverse regional portfolio while responding to the requirements of each individual market and location.Â
Across the region, AIS’s role extends beyond individual fit-outs. AIS provides workplace consultancy and strategy alongside design, construction and refurbishment, helping manage portfolio change from early planning through to delivery.
A shared set of workplace design standards provides consistency across the portfolio, while local expertise allows those principles to be interpreted appropriately for different buildings, teams and operational requirements. The result is a more seamless approach across multiple locations without creating identical workplaces.Â
This combination of established global knowledge and on-the-ground delivery has allowed AIS to support the client’s continued expansion across the region, creating workplaces that feel connected to the wider portfolio while remaining relevant to the people and places they serve.Â
Built on understanding, delivered at scaleÂ
Across 170+ projects and 400,000 sq ft, the relationship has grown through a shared understanding of what the client’s workplaces and wider real estate portfolio needs to achieve.Â
This close collaboration has allowed AIS to support the client beyond individual workplace projects. The wider partnership encompasses workplace consultancy, portfolio strategy, office closures and exit planning, design and construction, change management, cost management and technology solutions.
That portfolio-level thinking has delivered tangible efficiencies, including a 32% reduction in office space across EMEA and the management of 30 office closure projects, while six dedicated real estate and construction team members support the client’s account.
Each project adds another layer of knowledge, allowing new requirements to be approached with greater context and continuity. From portfolio consolidation and workplace transformation to expansion across Asia Pacific, the partnership combines global consistency with the flexibility to respond locally.
Almost two decades on, it continues to evolve alongside the business.
